Forty years is a genuinely impressive run for any water heater. But at some point, even the most reliable unit has given everything it has to give. That was the case for this Puyallup homeowner - their old electric water heater had done its job, and it was time to move on.

The tricky part here was the location. Crawl space installs aren't the easiest work. Low clearance, tight access, and no margin for sloppy work. We pulled the old unit out and got the new high-efficiency Performance Plus electric water heater set up properly - mounted on a solid base, strapped securely, and connected with the right fittings.

One thing worth pointing out is the expansion tank added to the system. It's a small detail that makes a big difference. Closed plumbing systems build up pressure as water heats and expands. Without somewhere for that pressure to go, it puts unnecessary stress on the tank and your plumbing. The expansion tank handles that, and it's also a code requirement in most areas. Getting it right the first time saves headaches down the road.

If your water heater is leaking, making noise, running out of hot water faster than it used to, or just pushing 15-plus years old - it's worth having a conversation about whether repair or replacement makes more sense for your situation. Sometimes a repair buys you a few more years. Other times, replacement is the smarter call financially. We're always happy to walk through the options honestly.

We do water heater repair and replacement throughout the Puyallup area and surrounding communities. No pressure, no upselling - just straight answers and solid work.
